July 2003 - REIA Software Line Updated to reflect NEW Capital Gains Rules
The REIA Software Line has been updated to reflect the "Jobs and Growth Tax Relief Reconciliation Act of 2003". This Act has lowered the rates on long-term gains effective May 6, 2003 and continuing through the end of 2008. We've completed the update to all Real Estate Investment Analysis software (all versions except Ultra-Lite, which does not perform tax calculations) and those updated programs are now available to registered users.

June 2003 - New Version 3.0 of the RealData Real Estate Calculator
For several years we've been giving away a free real estate calculator program as a way of saying "Thank you" to those who take the time to visit our web site. No strings attached, no time-limited copies or other gotchas. Yours for the taking. Apparently we did a good thing, because upwards of 30,000 copies have been downloaded from our site so far.
To coincide with our brand-new web site we have a new version of the calculator and it's still free. The new program adds an impressive array of new calculators of value to income-property investors and developers:
1) A series of cap rate calculators, including simple cap rate, band-of-investment and value indicated by income capitalization
2) Maximum loan supported by property income
3) Income multipliers, including GRM, NIM and property value indicated by each
4) Underwriting calculators, including loan-to-value, debt coverage ratio and breakeven ratio
In addition, the program still provides all of the features of Version 2.0: loan amortization, discounted cash flow, numerous mortgage calculations and more.

We're very pleased to announce that we have added a knowledgebase to our realdata.com website. This new resource will benefit both current and prospective users of our software. Current users can find answers to the most frequently asked questions about the installation and use of our software, while prospective users can also view the answers to typical pre-sales questions. Like any knowledgebase, ours will be a perpetual work in progress. If you would like to suggest an item for inclusion, we would be delighted to hear from you.
